ASTM Transaction Screen

 What is an ASTM Transaction Screen?   


Clean Soils Environmental, Ltd. can provide you with a quick, inexpensive and effective approach to assess environmental risk of a property. Transaction Screens are usually conducted for commercial properties, residential developments, agricultural properties and industrial properties for real estate transactions or for bank refinancing.

 An ASTM Transaction Screen typically includes:

  • transaction screen questionnaire

  • interview with property owner and/or current occupant

  • limited government environmental database review

  •  limited historical land use records review (aerial photographs, sanborn maps, etc.)

  •  walkthrough of subject property and surrounding areas

  • Letter Report


Phase I Site Assessment

Are you in need of a Phase I Site Assessment? What is a Phase I Site Assessment?


Clean Soils Environmental, Ltd. can provide you with professional quality environmental site assessments in accordance with the American Society of Testing and Materials (ASTM) Standards. A Phase I Site Assessment is a qualitative approach to determine whether or not oil or hazardous materials have impacted a property. Phase I Environmental Site Assessments are usually conducted for commercial properties, residential developments, agricultural properties and industrial properties for real estate transactions or for bank refinancing.

Phase I Site Environmental Site Assessments typically include:

  • Property walkthrough to observe property conditions   
  • Regulatory records review at federal and state agencies and municipal departments
  • Historical land use records review (aerial photos, sanborn fire insurance maps, historical maps, etc.)
  • Interviews with the property ownership regarding the operations and history of the property
  • Final report with findings and conclusions indicating whether or not the property has recognized environmental conditions of environmental concerns

 

Phase II Environmental Site Assessment

What is a Phase II Environmental Site Assessment (ESA)?  When would I need a Phase II ESA?


A Phase II Environmental Site Assessment is conducted to confirm the presence or extent of contamination at a property. A Phase II Environmental Site Assessment is a quantitative approach that consists of a more detailed site observation, which may include soil and/or groundwater testing to determine the nature and extent of contamination at a site as well as to determine whether or not further assessment activities or remedial action is warranted.

A Phase II Environmental Site Assessment is usually conducted in response to recommendations for further environmental investigation of areas that have been identified in a Phase I Environmental Site Assessment as potential areas of environmental concern.
