Phase I
Environmental Site Assessments are usually conducted for commercial

properties for real estate transactions or for bank refinancing.
Phase I Site Environmental Site Assessments typically include:

to observe property conditions
- Regulatory records
review at federal and state agencies and municipal departments

Assessment is conducted to confirm the presence or extent of contamination
at a property.
A Phase II
Environmental Site Assessment is a quantitative approach that consists of a
more detailed site observation, which may include soil and/or groundwater
testing to determine the nature and extent of contamination at a site as
well as to determine whether or not further assessment activities or
remedial action is warranted.
A Phase II Environmental Site
Assessment is usually conducted in response to recommendations for further
environmental investigation of areas that have been identified in a Phase I
Environmental Site Assessment as potential areas of environmental concern.
